White Mountains Horse Property Communities

The White Mountains spans two counties, two municipal codes, and communities that range from ideal for horses to functionally off-limits. Before you search MLS, read this guide. The community you choose determines whether horses are even legally possible on the property — not just whether the listing says "horse property."

✅ Linden — Best Overall

Unincorporated Navajo County along Highway 260. The heart of the White Mountains horse community, anchored by Linden Valley Arena. Most serious equestrian searches end here. No municipal code overhead, Navajo County Agricultural or R1-43 zoning, and real ponderosa pine acreage.

✅ Pinedale — Quiet Alternative

Unincorporated Navajo County, ponderosa pine character, same zoning framework as Linden. Smaller inventory, slightly quieter setting. Good second look when Linden inventory is tight.

✅ Vernon — Premium Rural Acreage

Unincorporated Apache County. Larger parcels (2 to 17+ acres), national forest adjacency, creek and mountain settings. The premium rural tier. Apache County zoning — verify separately from Navajo County rules.

✅ Concho Valley — Value Acreage

Unincorporated Apache County east of Show Low. Agricultural General zoning, open grassland terrain, most acreage per dollar in the region. Lower elevation (~6,200 ft) than the pine communities means less severe winter.

✅ Snowflake & Taylor — Lower-Elevation Option

High desert at ~5,600 ft. Different character from the mountain communities. Taylor’s municipal code allows horses on 15,000+ sq ft in appropriate zones — more permissive than Pinetop-Lakeside. A different buyer profile.

⚠️ Pinetop-Lakeside — Proceed With Extreme Caution

The most recognizable White Mountains community — and often the worst choice for horse buyers. CC&Rs in dominant subdivisions explicitly prohibit all livestock. Lake and stream setbacks eliminate many parcels. Horses on lots under 1 acre require a Conditional Use Permit. Read the full warning before spending time on Pinetop-Lakeside listings.

8,000–8,500 ft elevation. Greer averages 8 feet of snow annually with single-digit winter lows. Population 58 (Greer). No equestrian services, no feed stores, no arena. Summer-cabin country, not horse-keeping country.
